Planning Concept
The Land Parcel, bounded by Holland Drive, North Buona Vista Road, Holland Road and Holland Village Way, is designated for residential development. Located within the Queenstown Planning Area, the Land Parcel is close to Holland Village, existing public housing estates along Holland Drive, as well as private condominiums and Good Class Bungalow Areas (GCBAs) along North Buona Vista Road and Holland Road.
The Land Parcel is well-served by amenities such as retail and food and beverage offerings in Holland Village, including the Holland Village Market & Food Centre, the upcoming One Holland Village development and the Holland Drive Market & Food Centre.
The Land Parcel is well-served by bus services along Holland Road and Holland Drive and is within 300m from the Holland Village Circle Line (CCL) MRT station. Served by the Ayer Rajah Expressway (AYE), Holland Road and North Buona Vista Road, the development will enjoy easy access to the city centre and other major destinations in Singapore such as the Singapore Botanic Gardens, Orchard Road, one-north and the National University of Singapore.
Pedestrian Side Gate
The Successful Tenderer shall consider the provision of a pedestrian side gate in front of the bus stop along Holland Drive for residents to have convenient access to the bus stop. The Successful Tenderer is strongly encouraged to design and construct covered linkway(s) with barrier free accessibility from within the proposed development to the side gate (if proposed) and to the bus stop along Holland Drive to ensure seamless weather protection for the residents. If proposed, the location, design and technical details of the covered linkway shall comply with the technical requirements of LTA and other relevant Competent Authorities at the formal submission stage.
Other Required Works
The Successful Tenderer is required, at his own cost and expense, to carry out the infrastructure works listed below, as set out in Clauses 3.2 and 7.2 of the Conditions and Requirements of Relevant Competent Authorities & Public Utility Licensees and as shown indicatively on the Control Plan and Annex A-1:
- Lengthening of the existing left turn storage lane along North Buona Vista Road (approximately 3.4m wide) and construction of a new deceleration lane (approximately 3.2m wide) towards the ingress point along Holland Drive
- Construction of cycling paths along Holland Drive and Holland Road; and
- Road improvement works such as upgrading and realignment of existing footpaths and road side drains.
